Short sales allow the cash-strapped seller to repay the mortgage at the price that the home sells for, even though it is lower than what is owed on the property. With plummeting property values, this can save many people from foreclosure and even bankruptcy. More and more lenders are willing to consider short sales because they are much less costly than foreclosures.

State of the California Housing Market 2008-2009 Outlook and Forecast

Sales of existing detached homes hit bottom in the last quarter of 2007, and have since gradually climbed back. Following two years of steep declines exceeding 20 percent, annual sales in the California housing market are expected to increase 12 percent to $395,600 in sales in 2008, with a further 12.5 percent increase projected in 2009.

5.     The agricultural land to enjoy the scenery with beautiful back roads to take long drives in the country.  

6.  Lake Naciemento. The many Beaches.

7.     Great restaurants.

8.     The weather.

9.    Farmers Market in San Luis Obispo.
